The Situation

Claremont Town Homes is a gated, 55-and-older golf course community with 18 large buildings. Unfortunately, the property’s original builder chose poor weatherization products and used improper installation practices that were no match for Portland’s 150+ days of annual rainfall. Facing one moisture-related headache after another, the Homeowner’s Association (HOA) looked to Lifetime Exteriors to remediate the rot and install a high-performance weatherization system.

The Solution

First, the Lifetime team opened some of the most problematic exterior walls to assess the situation. They found an inferior weather barrier that was deteriorating after less than 20 years. They also discovered that windows had been improperly installed and flashed. Once they determined the extent of the damage, they put a remediation plan together. They had to repair the rotted wood, install a new weather-resistive barrier, properly install and flash the windows, and reinstall the exterior cladding.

For the weatherization and flashing, Lifetime selected several products from the Fortifiber® 1-2-3 Moisture Control System™ by Henry. To ensure high drainage capacity for the walls, they used WeatherSmart® Drainable house wrap, which has a 95% drainage efficiency.
